The HOA in any neighborhood can be restrictive and expensive which have their own pros/cons. It seems like they would have to be underwritten on an individual basis and ones own personal goals taken into account.

I've talked to a few people about the pros and cons of 55+ communities with SFH. The tenants generally are easier on the properties but also can have higher HOA's. Do you have to be 55+ to buy or only reside? What is the BP communities' experience with this type of asset? Any pitfalls to avoid or horror stories?

What do you look for when choosing a real estate agent?  What are your top priorities? How do you vet them? Besides BP how would you find them in your area?  Or maybe what are some red flags?

Not necessarily focused on Sacramento. I'm with a new brokerage that focuses only on investors and investment properties by doing full market analysis for SMF and SFH. There is for sure house hacking going on.  It really depends on your goals and how long you want to hold your hack. Some people need to stay in them longer to finish value add repairs or upgrades. Depending on your financing situation there are some good deals in up and coming parts of town.  Message me if you want some good contacts in the Reno area.

Condo buy & hold investment.

House Hack in progress. We bought a a good time in a good location knowing we are going to turn it around.

What made you interested in investing in this type of deal?

Everyone has to start somewhere. We are looking to level up in the next year with the equity we have built.

How did you find this deal and how did you negotiate it?

FSBO - I saw it pop up and called our agent within minutes of the posting. Made an offer the next day at asking price because I knew it was a bit under valued.

How did you finance this deal?

Conventional loan with 5% down.
