Hi everyone! So my wife and I have a small real estate team (there's currently 3 of us) and were looking to use a CRM. If you could please tell me what you use and why. We would greatly appreciate it! It seems like there are so many out there!

I'll look into the "Non Recourse Debt." They did not reaffirm their mortgage.

@Wayne Brooks the last number he remember is $49,000. Add that to the first with lawyer fees and he's around $110,000. Comps are around $135,000 and this place will need around $7,000 worth of work.

1.No the homeowner did not pay it off. He had a year and a half to pay on it and from what I gather he just stopped paying. When going online to pay his mortgage on Ditech's website the primary is there and active but the second just says "closed" and has no balance. According to the homeowner Ditech acquired both mortgages at the same time from Millennia, Millennia serviced the accounts for 2 years, who originally acquired them from Green Tree.

2. It was a 15 yr 11% loan for 69,300 and it was recorded in 2005. His last payment to it was in October 2018.

3. No because Ditech has been servicing it.

I have already talked to Robert Leonardo from NC. He is not affiliated with Millennia Mortgage, the he spells his company with only one "n."

@Wayne Brooks What is the difference between charge off and release?

I'm calling their bankruptcy attorney on Monday to see what details they can give me as the homeowners seem very lost.

I need to find a way to get Millennia off the title, but how do you do that with a dissolved company?

I'm working with a family to purchase their property before they go to sheriffs sale. The price will be what ever is owed because they are also in bankruptcy. The catch is the second mortgage on the property.

According to the owner, and he has showed me, Ditech is servicing his primary and secondary mortgage. They show his secondary mortgage as closed, but on the title search it shows the secondary mortgage held by Millennia mortgage out of California. I looked into it and Millennia mortgage is dissolved. To make matters worse Ditech is in its second bankruptcy in 14 months. Anytime the homeowner tries to get any info on the second mortgage they just transfer him to an infinite hold. Literally 20+ minutes and no one answers.

Has anyone run into this? What can I do? This will be a great flip opportunity if I can make it happen.

@Bill Brandt when looking at news paper articles of dog attacks there are 2 head lines; 'Dog attack...' and '...attacked by pittbull.' I can't remember the last time I read and article saying 'Man attacked by Cocker Spaniel' or even by a German shepherd though they both make it in the top 10 breeds for biting. It's the media.

That being said I've had 3 German Shepards, 1 pitbull mix and begal. None of the 5 ever killed anyone.

Fyi my rentals allow no pets.
