Yes Jerry this works well on a hot property and its amazing how soon the agent will tell other agents its pending.

Market first, then make your choice we rent 2 bed one bath for 600 a month and we paint cabinets black yes black with new silver knobs and the new tenants love it, I was scared at first too but it has worked great.

Also check the water meter itself, I was ready to tear out old galvanized piping and the city worker said he would swap out the meter first to see if that helped, my tenant called after work and thanked me for re-plumbing the home. I got lucky even though its still the old piping the pressure is good for now.

Rich to me is being able to spend time with your family anytime you want....and still pay the bills and gain assets :) thank you real estate
