I wanted to share my first flip with the community. i actually have done two long/live in flips before this not even knowing it. the first two houses is how i got the cash to buy this latest flip. I learned a lot from this website and the podcasts. I also read J Scotts flip books and the beginners guide.
i own my own painting company so this flip took a long time and i was pretty hands on.
we offered on the short sale in april for $85,000 they countered, in June at $90,000 we excepted.
A couple mistakes we made were not checking out the neighbors before buying the house they cost us $4,000. We didn't notice but they had people coming and going all day, parking in front of our house constantly, and hanging out in the front yard smoking and cursing. Also not checking on all new contractors during work. the old drywall was not prepped properly and i had to refinish one whole bed room and the hallway. We put about $38,000 into the remodel and sold for $174,000 we ended up giving $4,000 back because it was our only offer after about 10 walk throughs and we found out we had no offers because of the neighbors.
we really enjoyed this project had a few bumps in the road. we are looking for our next house now. thanks for looking hope this helps somebody. and please ask any questions you have.
