I want to buy a mobile home in Florida for 60k cash and rent it out. Monthly income is about 900, no lot fees / no HOA. The property value based on comps is 100K.

After that I would like to apply for a 300K loan to buy 3 other mobile homes and rent them out as well. I want to offer my first mobile home as security.

Anyone here who may have advice on the credit part, i.e. do banks accept a mobile home as security? Your feedback is much appreciated.

@Allen Smith I never owned a mobile home (Im considering buying one tough) but the numbers look very good. Are tenants in the homes already? Or do you need to do any repairs / updates to make them ready to rent?

If the home condition is ok and this is a decent area with demand for such homes, it seems to be a sure bet to me.

I am living in Florida (Brevard county) and I recently came across tax certificate auctions. I was searching for tax certificates and some are as low as 40 USD and some go up to 14000 USD in Brevard. I hope this here is the right place to post some questions about the tax deed process and would appreciate your feedback.

The tax collector's website says: Certificate holders who apply for a tax deed must pay the Tax Collector the amounts required for redemption of all other outstanding certificates, plus interest; any omitted taxes, plus interest; any delinquent taxes, plus interest; and current taxes, if due; and other fees as mandated by state law (including a title search fee and a Tax Collector fee)

1) Lets assume I have a tax certificate and now want to get a tax deed for that property. If I understand this right, I first would have to buy any other outstanding tax certificates for that property, plus interest, before the process can start?

2) From your experience, how much are the fees that come along with a tax deed sale? A rough ballpark would help me.

3) I assume these fees would not be shared with the other tax certificate holders, i.e. the one who actually applies for the tax deed is the 'lucky one' who has to pay all the feeds. Yes? Or would the fees be covered / reimbursed from the sale price of the property?

4) I found tax certificates as low as 40 USD. Why could it make sense to buy such small amount tax certificates at all? Because the costs to get a tax deed would most likely be much higher. Maybe I am missing something.

Thanks, Karen. I also thought it might be a competitor and tried it again with an ad from postlets. I got the confirmation link that the ad was published and when I clicked on it, the ad was already removed from the system. It was not even 1 second online, so I assume this was an automatic filter from craigslist because it usually takes 10-15 minutes until an an is visible to users.

Somewhere I read that too many links in an ad can cause this - which might why the generic ads stay. I think CL has built up so many hurdles and it became really difficult for 'normal' users to post ads...

If anyone knows a nice tool to create ad flyers that wont get flagged, please let me know. Thanks a lot,

"Flagged" means the ad gets deleted by craigslist and is turned inactive. The other thing is called "ghosting" where an ad appears to be active and you see it in your account, but it is invisible for other users and it does not come up in any searches.

How many ads do you usually post?

I have been using postlets.com to create ads for apartment rentals. I really like their design. But after a few posts, Craigslist starts flagging all my ads automatically that were created with postlets.

When I submit "plain" ads (without HTML) directly in craigslist they are shown, no flagging at all. So I assume CL does not like too many posts created with postlets and/or HTML.

Have you made similar experience? What tool can you recommend to post ads on craigslist?

Craigslist.com and Backpage.com are the most popular pages in the US for free classified ads. You might find the design different to the one used in other countries, but people here are using this sites a lot.

Hello,
I dont know if this just happens to me but since a few days, symbols in titles of craigslist ads are not shown up correctly anymore. Instead of showing the symbol a few strange signs come up.
Does this happen to others? How can I show proper symbols on craigslist titles?
