One factor you need to consider is the area you are going to be personally moving to. Some markets cater to section8 in certain areas much more prevalent, and not so much in other areas. 

In my home town, without being told you wouldn't know the difference between a cash renter and section8 (I have a mix of owners, cash renters, and one or 2 section8 renters in my neighborhood).  However in some of the places that I've owned there are high-volume section8 areas that I absolutely would NEVER, EVER move my family.

unfortunately there's probably not a lot that you legally can do here - hence the name Bandit...

Maybe instead of declaring war, you could try to strike a deal with your competitor. 2 heads are better than 1, and there's always a synergy if the parties are willing to play.

Do a quick check with the Real Estate Division.  The state may have some licensing or registration requirements that would need to be met before you can even start formalizing your group of people.

That is awesome that you're making the dive!

You will want as many eyes on your deal as possible, and a buyers list will take time to compile, so you should start building that list now if you haven't already

Sounds like you're in the be ready to put your listening skills to good use!  
(Don't get discouraged if people call and are a little on the nasty side)

If it was anybody other than my principal broker that stepped in and helped out, I would be happy to split 10-15% with whoever helped ME - probably more on the generous side since I'm sure somebody will need my help and I would want to be compensated as well, cut can't expect too much just for spending a few hours.  If it was your broker that stepped in to help, I would consider that a freebie.  He gets paid anyways.

I would absolutely use something like this in place of a pre-fab or modular.  Modulars are typically so junky looking.  Something modern like this would be super cool to drop on tiny little lots.

you're probably not double closing anything. In many states double closing is now illegal. the term Double Closing means that you don't use transactional financing and you don't actually put up any of your own cash (or your own borrowed money). Potato potato(e)... Also, if I was the end buyer and I found out at the CLOSING TABLE !!! that you were making a 20k rip i would be totally pissed and I would walk. Don't care how big the deal is. If I were you I would make sure your end buyer is completely down with you getting that much $$. Otherwise you're running an enormous risk of not only blowing this deal, but losing that client forever.
