Is there any way to use some type of wording that would indicate to the potential renter that your Mortgage company specifically included not allowing growing of marijuana on property? This way you're not the bad guy and it's someone at a bank making those "rules".. I wonder if that is ever included in mortgage contracts in states that it's medically acceptable since it's technically a federally backed loan and illegal on a federal level.. Anyone know more about that specifically??

I did a quick Google Search and found this site, I haven't looked at it much nor can I say how the end result will be as far as their accuracy and where they draw their info from, but here's a start..

Is this a pre-foreclosure auction property? Trulia is asking for a starting bid under $40K.. Looks like a perfect fix and flip, but geeez that's a messy family.. Does it come fully furnished with all their junk or will that be removed? Also, that $45K for repairs seems a little low, but then again I don't know much about that aspect of REI.. How did you come up with that figure, did you have a contractor give you a rough bid or is there a SOW completed with more detail about what exactly needs updating/repair?/

@Matt Gehrls - I'd read the book The Secret, it's based off Think and Grow Rich but if focuses on other life aspects and not just money.. Also, Think and Grow might be geared towards money but really you can replace money with whatever it is you want to manifest into your reality..

Concerned to enter specific street address for potential deals I'm looking into.. What's to stop someone from seeing a good/amazing deal I submit to them, then turn down my financing application and buy the property themselves (as a company)? Maybe I'm being overly paranoid, I've never done anything like that before and when I do find that gem I don't want all my hard work to be for NOTHING.. Any feedback would be more than appreciated, I'm hardly getting my feet wet, more so educating myself at this point so I've never dealt with a company like that before..

Why not ask for both and do a price comparison if you buy or they buy? I wouldn't want to just go off their word about material cost, I'd want to check myself just to have a good basis to reference for future bids from other contractors..

My thoughts are this, if you were to dish out the money for classes, and pass them, then get approved for your license by the state you're all good to go.. What about when you go to try and hang that license with a reputable broker? I know myself personally I'd be doing background checks on anyone who wanted to work for my firm, it's got to be done for protecting the business.. Who wants to lose business and their reputation taking a chance on a convicted felon working for them and possibly doing something that could jeopardize that business? Probably not many people, yeah I'm sure you could find someone to take that chance but it's going to be preceded by many failed attempts to get a broker to let you work for them.. Especially because you have no experience in real estate, so it's not like you're some rock star sales agent who just happened to get into trouble along the way and was already an indispensable team member who you couldn't let go easily.. Also, many states are in fact legalizing weed for personal or medical reasons, but there's still limits on the amount you can possess at any given time.. Personal use and trafficking are on totally opposite ends of the spectrum and wouldn't ever be looked at in the same light, that's an "apples to oranges" comparison.. I think there are other ways to get involved with real estate other than traditional sales where you wouldn't be required to hold a license, you can always just hire an agent and pay them to do all that work for you while you focus on building the business and the processes involved in making it work on a daily basis to the point where you don't have to be "on site" for everything.. You can have systems in place after trial and error so that the business will "run itself" if managed properly and with the right people involved.. If you realize after a few years when your record is cleared up you need the license and it'll help grow your business then go for it, but you can do it without it for now, just get the right team set up..
