@Masiel Trujillo, welcome to Bigger Pockets! You'll find a wealth of AMAZING info on here, just keep digging around the forum posts and blogs and you can read for days.. There are almost 600,000 members on BP, people with little to no experience like myself, and then all the way up to the big dogs who have been successfully investing for years! There's really no question that will ever go unanswered on here, so ask away even if you feel it's a "dumb" question, I know I've had those moments..

I'd say that a face to face meeting with a local attorney, ideally one who also invests would be your best bet.. I can't imagine setting up something as important as a LLC would be best done online.. I just feel you can get a more custom tailored set-up that's best for YOU, not the masses going to an attorney vs. the cookie cutter set-up I'd imagine is available online.. I'm sure there are plenty of people out there who have successfully used an online company so I wouldn't completely discount that idea, just for myself personally I'd like to sit down and figure out what's best for the type of investing I'd be doing..

do they hold out over a year to get into the long term cap gains category and out of the short, which is taxed much higher right? Or do I have that backwards?

I'm thinking a Money Order would be the cheapest and best solution for your issue.. Or maybe consider signing up with a company like Tenant Cloud, it's free to manage up to 75 units for a landlord and they have systems in place with PayPal and another company to accept your rent payments from the tenants! I'm in no way affiliated with the above mentioned company, and there are plenty of options out there for similar services.. Take a look at them and see what you think would fit your REI Platform the best and most efficiently so you don't deal with headaches of withdrawing money for her.. Also, why didn't she get the money out and give it to you like a normal person would do, why did you have to take that responsibility??

@Dave Foster I believe @Lillian Shi might have been asking what type of Real Estate business could she perform the exchange with since Flipping wouldn't qualify for the 1031.. I'd like to learn more about the program as well for future investments.. Any info you provide would be greatly appreciated as you clearly know a good amount on the topic it seems..
