yea I noticed the 35k drop, I was thinking maybe I can come in even lower, but it sounds like maybe a sink hole is nothing to take a chance in

I need some advice on a property. This property I am looking at has a "active sink hole" is it something serious or just petty. Can the sink hole affect the house, affect insurance, and also is it worth putting in a offer taking a chance or let it go?

The property and info is below

yea I've been hearing the 2% rule. I would be very very lucky if I happen to get the 2% rule. Even 1% is getting tougher and tougher. Thank you for the advice Anthony

I have been listening to the bigger pockets podcast for around a month now and doing some research on the site. I've come up with a few questions that I need help with.

I'm looking to get into the buy/hold part of reale-state to start cash flow I have 1 3/2 currently under my belt and I'm having a hard time trying to find deals now. I find that ALOT of investors on the podcast started in the 2009-2011 getting really good deals and is a lot easier to start making cash flow before than it is now. I haven't really heard them talk about buy/holds in the 2014 market. I've noticed the market is back up around 80% of what it used to be in 2006. Is it still worth to get into the buy/hold? (I'm in florida around orlando area)

Is there going to be another reset in the market or are we in for the long haul?

Any advice would be great!!!

I'm contemplating on becoming a realtor or not. What are the real advantages and is there any disadvantages or is it ever worth it.

Are the majority of people on bigger pockets a realtor? Just closed on my 1st deal 8 months ago looking to get about a house a year. Any help or advice would be greatly appreciated
