Yes I'm commited to the right buy w/ the right terms. But those top markets that I mentioned dont offer much under 100k. I'm open to other areas

I'm looking into investment property but cannot get a loan due to my tax returns. I may have access to cash but its only around $60-$100K.

This kind of money doesnt buy much real estate in the areas I prefer (California, Denver, Mass). Any suggestions on where/how to invest in properties w/ this amount of funds?

I'm open to buying/holding/flipping in many areas

My investment priorities are below in order of importance;

1. Safety, seek less risk

2. Cash on cash return

3. tax implications

which (REIT or multi-family) investment offers the above better on average?

I'm researching multi unit investment properties & which areas represent the highest overall return. I have $150,000K to invest & the location can be anywhere in the 48 states. Its all about cash on cash return. My criteria & its importance is below.

1. Cash flow
2. Long term appreciation
3. Tax advantages

*I would appreciate suggestions & insight on which cities/markets are performing best & have solid future growth. I'm interested in cities that have the below criteria;

1. Strong job and population growth

2. High rental rates relative to property price

3. Strong appreciation forecast

4. High rental vs home ownership market
