I would like to start paying off some backed up property taxes , ( i.e., school, county,local,etc. ) that have collected over the past 4 years on a property I own.

My question is what tax bills are most important; 

should i pay the older ones first or the newest first

 and in what order, school first or county first or local

 All of these bills will be made current over a 12 month period and the total due is around $4000, so figure around 350 a month towards whatever taxes are due.

The property is located in Pittsburgh,PA

[/b]I am structuring my business, but am now not sure I have this correct.

I have been told too:

Create a Land Trust to own the residential investment property.
The Beneficiary is an LLC that I own.
The trustee be someone I trust.
That way my personal name is hidden from the public by the Land trust.
The LLC offers asset protection for myself and my other assets, I understand it won't protect this property thou.

[b]Now I just read somewhere, does they make a valid point? and I should do it like this also, hmm:

I have a property that I owe more in back taxes than it is worth. I can't give it away, I've tried. Because of its location it has no value and with the taxes it makes it worse.
So, What do I do to get rid of it ???

One of the other factors in this is the fact that I need to build it before the end of the year. I think weather might be a factor in Pittsburgh, but????

I think it will probably have to be a modular style construction, considering the time factor. I think modular construction is more acceptable in the southern states??? INPUT APPRECIATED

I have contacted real estate people in the Austin, TX and Charlotte, NC areas. I can be to either location in 3 - 5 hours for under $200 round trip. I actually might take my travel trailer down and leave it there so i can stay for free when I am there.

Anyone here have connections in these two areas?

All this constructive input is VERY MUCH APPRECIATED

Your right, there are a lot of variables to be considered.

I appreciate the informative and insightful response, This kind of response will allow me to stay on path.

I now have a better idea what the questions are to ask. Now I will find the answer, hopefully. :-)

I currently live in the Pittsburgh , PA area. I would like to build the house in an area that has a higher appreciation rate, which I am hoping would guarantee a easy sell.

I am currently looking at the Wilmington and Charlotte, NC areas - Atlanta, Georgia and Orlando, Florida areas.

ANY input is VERY much appreciated.

I am new to developing and was wondering if someone could tell me where is the best place to build a new house that will be sold when completed?

I have roughly $150,000 to invest in the project, to include all aspects of the project.

Any help is very much appreciated !!!
