Hi Jermey,

Before I go into details you have a good start. But I have a question are you on a cash basis or accrual basis for accounting? Cash would be when revenues received its recorded and accrued would be when revenues earned its recorded. Then you may need to add some additional accounts. Most people use cash method, especially with only one property, but also depends on type property to. Is it a multi-family or just a single family home? Some accounts you may want to add is a accumulated depreciation account to depreciation the life of your building (FYI land is not depreciated because said to have unlimited life). As well as maybe a prepaid expense account, for example you may pay an insurance in full and then need to amortize over the month it covers. But all depends on which method of accounting your using. Hope I helped a little.

HI Everyone!!

I have clients that are in need of temporary living  for anywhere from 2wks to 4months, they are in the end stretch of building a home and they need somewhere to stay for last stretch. It's a family four with a small dog (under 15lbs) and have a budget of $60 a day.  (Most extended stay hotels in area will not take dogs) Need something from West Palm Beach, FL to just North of Delray Beach, FL, as soon as this Wednesday, July 15th, with a kitchenette. Hoping one of the investors on BP may having something vacant, that they can rent for very short term.

Once completing the require course hours just start taking practice exam after practice exam. After each exam study the questions you got wrong and if need be review that chapters key points. I also watch/listen to any YouTube video available  on real estate exam while at work. I am in Florida & I found a app in the Istore that provided Florida real estate exam review questions. And those days I didn't carry my my book or while waiting on line at grocery store or a passenger in car I just took practice exams on my phone again reviewing ones I got wrong. App was great cause it explained the right answer. Also found some questions for both sources on my state exam. Key is learn to take the test!

I currently live in a single family home and will like to rent the other two rooms while still living in it. But will like to have everything in writing. Should I use my regular rental agreement I have for my single family rental or recommend something more simply since renter will be renting a room. Does anyone have a lease agreement they use for room rentals as a sample I may review for ideas? Should I handle this as the same as regular rental (deposits, applications, etc). Any advice will help. Thanks in advance!
