I watched & studied the market, and read all the re investment articles I could find for about 1 yr before I jumped in & made my first investment

Apparently by listing your house on their site, you are listing with a broker. A realtor friend of mine has a daughter who is about to list her house thru houspad(with her mom's blessing), because she will then only have to pay 2% to sell her house. She cannot afford the traditional 5%.

It's basically another way for a fsbo to get their house in the mls w/o
paying the 5 or 6 % to a broker.

One possibility is a stated income loan. You get a slightly higher rate, but it is much easier, especially for those who are self-employed. You do need good credit scores though.

Ultimately, if your goal is to take possession, fix up the house & then sell, you want the loan that will cost you the least amount of $$, and have the smallest monthly payment. And no pre-payment penalties!

I would like to know if there are any investors out there who are former Realtors.

I am currently a licensed Realtor, but am considering not renewing my license this January. I do not like being a real estate agent, but I do love RE investing.

I have had my license 4 yrs, know a lot of agents, & feel I would be very well connected in regards to finding new investment properties. I don't do much in the way of flipping, I am more in the market for rentals.

Yes, I have thought of keeping my license for myself, but it would cost me several thousand a year to maintain.

Would love to hear from someone who has been in this position.

I felt the same way when I finished high school, I didn't want any part of college or more school work, I was done with it all!

Now, years later, not going to college is my BIGGEST regret. Practically everywhere I turn, I would be making more money if I had a degree.

Go to college. You will not regret getting a college education, but you WILL regret NOT getting one!!!!!
