@Christopher B. Thanks for the insight, definitely new to this. Does your insurance policy have a specific name? Right now it is all one meter. I think for right now we will assume the bills overall for that.

@Matt Leavell thats a good point about the code violations. Do you think there is anyway the insurance company would write this? What is the worst situation possible that would happen if it was to be reported?

Hi everyone! Newly married couple moving to Tennessee who is buying a single-family home that the previous owner converted into a Triplex. It is zoned single family, has one meter for the whole house but is divided as a 3/1, 1/1, and 1/1. We are going to be owning this place living in the 1/1 while renting out the 3/1 and the other 1/1. The question is: How should this property be insured? We want to make sure it is properly covered. Any feedback on how it should be treated or insured or any good insurance contacts in TN would be appreciated. Thank you! Kelly

I have been having much of the same problem. Relocating from Florida and trying to find a deal. It has been near impossible. I finally found one that looked good, but I offered low (what it was worth) and got a ridiculous counter in return. I am new to this so that was good for experience.

Good luck! I am staying positive. If it was easy everybody would be doing it. We will find something.
