Hi Folks,

I cant seem to find an answer to my question on the forums. 

A family member fell into a house with a reverse mortgage on it due to other family passing away. The house needs a facelift, does anyone know if it is ok to rehab the property during the call due grace period, prior to putting it up for sale? 

Also if you have design/material ideas regarding what is hot in that area right now would be appreciated!

Thread is a little old now, but I am curious from California investors what stores they recommend for cabinets, counters, flooring etc. I may be getting involved in a rehab in the Mill Valley area.

Hi Folks,

We bought a duplex and are trying the whole house hacking thing. Enjoying the financial benefits but a design flaw I overlooked when deciding to buy is that the steps going down to the basement is shared. While this in of itself isn't a big bother the real problem is the noise spill over between the units. Each unit has a basic interior door connecting to the stairs and we hear everything from the tenant going up and down the steps to him cooking even his laundry machine sometimes. He is a respectful and quiet tenant in general and yet Its loud enough to wake our toddler sometimes!

Any ideas on how to reduce the noise? I was thinking replace the interior doors with exterior grade door with weatherstripping and then carpeting the stairs. However I think in practice it would look/feel strange and make the basement feel alot more disconnected. 

Thoughts?

Just use both. In my limited experience not only is it very local but quality of the unit/tenants. My luxury unit is all craigslist, my b/b- unit only 10-15 minutes away is all postlets.

I would not quit college. I am also not sure getting a business degree like people are saying is a good idea either as they are dime a dozen. Figure out your interests or what your good at then research careers paths and pick one with high potential that doesn't require getting lucky etc and something you  could see yourself doing long term.

Being excited about rei doesn't guarantee success or that you will enjoy it ten years from now. You don't want to end up going to college when your 40, let alone for the first time.

What do the comps have? 

Unless its way high end rental real hardwood seems like a bad idea. You can buy very nice looking laminate that lasts longer and is cheaper.

Hi Folks,

Does anyone send out something around winter time reminding tenants to keep the furnace on, use gradual temp decreases when lowering the thermostat, etc? 

I noticed one of my tenants has his heat completely off and isn't home very often. I am thinking of sending out a reminder to tenants since It is in the 40s around here so not far away from water freezing temps.

Perhaps this new color palette will be more pleasing to your eye.
