My family is moving to Columbus, GA, within the next 6 months. I have intention to "house hack" a 2-4 unit property, which we will then hold as a rental property. 

Please share with me the best property managers and/or realtor references in the Columbus, GA, Phenix City, AL, area. Thanks in advance.

@Justin Fraser Great post! I am struggling through my first syndication... running head first into brick walls is not a lot of fun. At every phase so far, problems pop up, some know and some unknown. Are you originally from Reston? I'm guessing you're one of the many ex-military guys that was based up here and stayed after transitioning out. I would highly recommend looking at another area you are familiar with. I am from Indiana, where I am actively looking for apartment complexes, but closed on a duplex last month because it was such a strong deal in a market I know intimately. 

I would be happy to meet up sometime soon... I'm over in Arlington and head up to Reston for a REIA 1-2 times a month.

William Blue Some basics about VA loans- VA loans can get you up to a 4 unit property ( SFH, duplex, tripled or quadplex) so long as you intend on living in one unit on that property for at least one year. (If you live in it for 2 years or more you can sell it without paying capital gains on your profits) There is a maximum amount you can purchase, depending on location, but is typically about $450,000. Also, you can only have one (or possibly two) VA loans active at the same time. The intention is to Provide a home to vets and their families, not to provide 0% down lending to borrowers. So you can’t continue to stack up investment homes by using this entitlement. But man is it a great way to get started. @Josh Pryor Seller financing is a great way to go, but most of the time a hard sell. Make sure to review/listen to a podcast or two that tells a successful story of receiving owner financing.

If you can't capitalize on that, you could always find a partner that puts up the down payment and split the ownership of the property and the cashflow however you seem fit (50%-50%).

If neither of those work, you may be able to wholesale the deal.

If nothing above applies, its most likely a deal that should be relooked because its not very attractive. Regardless, passing off a good deal to someone in your network is a good way of building on a relationship- and finding a solution for everyone involved. (though short-term you'd be better off finding a different approach)

If you buy into a large syndication, are you offered all applicable tax deductions in a prorated way? E.g. you invest $10,000 into an apartment complex that cost 5 mil. You have 1% equity on the property. Are you going to receive 1% if the tax deduction? Thanks.
