There are WAY to many reasons (excuses) to not succeed. No original thought here, but I believe strongly that the single biggest reason for failure or lack of action is a disconnect with their purpose- their “why?” People start off with great intentions, are all in for as long as you can remain in a “learning state,” then quickly become discouraged when they take a few swings and miss. Successful individuals, as a whole, connect actions with their meanings. The day-to-day grind is never as sexy as the videos, books, and successful people tell you it is. I struggle to do anything in life without being able to connect it with my overall greater purpose. But once I believe an action is related to my “why,” I struggle to stop. @Martin Saenz on another note, I just gave a similar Leadership Professional Development class (LPD) to my Soldiers on the power of goal setting last week. I wish I would have watched your video, I would have stolen a couple ideas and tweaked the class. Thanks for sharing.

Haha. I thought the exact same thing when I read first read your name. I have a cousin named Jim that I was very excited to here from, but not disappointed in the least to learn it was you. I can reach out to him anytime...

Thank you for your input. I agree with all of your listed potential benefits. I'm much more inclined on using my time and resources to become the best investor possible, I would only take on becoming a licensed broker when it becomes clear that will ultimately improve my abilities as an investor.

PS- Are you a "Gable" or a GO-bel? In Southern Indiana we pronounce it Gable. I've heard of it going both ways though.

I am in Arlington and am currently in a similar search for property. First of all, I have a interesting proposition that I came across recently in St. Charles, MD (about 25 miles SE of DC). I would be happy to share the offering memorandum with you to see if you're interested.
Secondly, I will say that my searches within the limits of Alexandria and Arlington for multifamily have been disappointing because of high purchase prices. Property value is just too high for positive cash flow, which is a top priority of mine. Reston is a great area with a large commuter population, but property values are still within reason in my opinion. I would focus there. I do not know much about the other areas.

- What are the steps to set up accelerated appreciation on properties? What are the upfront costs?

- Is there a big difference between residential and commercial properties? What situations would you not accelerate the appreciation?

Hey BP,

I have talked with several investors who advised me to attain a real estate license as a means of gaining access to the MLS and as a means of improving credibility. I am not interested in working as a traditional realtor, and I would much rather leverage a highly-qualified broker/team member. So, two part question..

1. Is there any legal ramifications of serving as a broker and REI? (any extra disclosures when dealing with sellers?)

2. Would you advise a part-time investor who is going to transition to full-time investor within 18 months to pursue a broker's license? I am primarily looking to move directly into multifamily, especially commercial multifamily.
