Post: What kind of flooring do you use/recommend?

Long term rental hold. 20+ years.
In Texas, 2 story house with plywood upstairs. 

Had one flooring store recommend glue down, they said this is better than 20mil 5mm snap in LVP flooring, as the snap ins sometime break and you can easily replace a glue down.

Another flooring store recommended "loose lay flooring" basically that is similar glue down, but has sticky material on each board. 

What are your thoughts? We decided to go with 20mil 5mm LVP waterproof.

Hello. Iā€™m remodeling a house for rental and Iā€™m debating if replace all carpet for hardwood floor, even on rooms and closets. My concern is if it is a good idea to get rid off carpet, will it be appealing for renters in Texas. The house is built in 2001 and has a pool as well.

One is a walk in closet, the others are just bedroom closets.

Hello!
I am doing a rehab on a house built in 2001.  There is carpet in the closets currently and the carpet is in good condition. Two story house in TX. 

Should I leave the carpet in the closets? I plan on replacing the whole house with laminate minus the kitchen.

Hello! I have a question about painting kitchen cabinets in a remodel.

House was build in 2001. Kitchen has the light brown cabinets in excellent shape. Do you paint inside of the cabinets/drawers as well? Inside is also the same color as the outside.

I already own a couple rental properties in DFW. But looking to expand more. We bought them in 2020. Haven't purchased anything recently due to inflated prices/ high interest rates. We are looking to dive back in soon when prices come back down over the next couple months/years. Curious what others have experienced in turnkey rentals. We would like to keep them in the TX area, since our LLC is already here in Texas. I don't want to have to open another LLC and file taxes in another state for business.

Do we have any turnkey investors here? What's your experience like? Would you do it again? Do you recommend turnkey investing? I am trying to find out more information on this.  I already have a couple single family homes as rentals and would like to expand my portfolio more later on.

Hello

Can an HOA restrict rentals in North TX? For instance, if I bought a property in an HOA community and decided to use it as a rental can the HOA tell me no?

If they tell me no, and I do it anyways... what kind of consequences may happen in Texas?

As an epilogue to all this, I ended up contacting my parents and telling them that I asked strangers on the internet for advice, and it turns out I really misunderstood depreciation. I told them I'll take care of the bill ā€” ending months of strife ā€” and I think that made them really happy.


 Good choice. :) Educate yourself and learn from this mistake, continue to learn if you are truly interested in RE.
