Hi there,

I am checking a few neighborhoods in Indianapolis, which show good numbers (ROI >10%), but I am not sure about their quality.

1. Center – West 25th street. There are pretty nice homes. At that time I saw a few empty homes. Does anybody know what is going there? Do normal tenants live there?

2. Center – N Dearborn Street (down from E 25th street). There are empty homes, but number of them is less on W 25th St.

3. 46218 – Crossroad 4425 E 30th St and Emerson Ave.

Are those neighborhoods decent for families? Are those areas C+ or C-?

I’d be grateful for any information.

Hi folk,

What kind of people lives in Wider Park, Louisville, KY? I was looking closely at home on the Florence Ave, left to the Louisville Ave. It looks like a calm area. I’ve checked the crime rate, it isn’t high there. My broker told that it’s a solid C area. I guess that neighborhood is decent for families, but at the same time school test scores are low.

Any information that you Guy's can provide would be greatly appreciated and very helpful.

@Andrew Johnson, a price wasn't agreed upon verbally. The LOI didn't come with proof of funds because I wasn't asked to do it.

Hello,

I'm facing a situation when a broker behaves strange. Two weeks ago I sent the letter of intent to purchase multifamily property asking a broker to respond in 7 days. Broker didn't reply. In 10 days since I've sent the LOI I called the broker. He told me that he didn't see my email that's why he didn't send it to the owner of a property. He apologized and promised to do it asap. 10 days have passed since my call. There is no answer. Do you have any ideas why broker isn't interested in selling multifamily property?
