It’s put on by the SE Wisconsin apartment Association and is taught by a local attorney who is extremely knowledgeable about the laws in Wisconsin.    Also consider joining the Apartment Association.

Best to be educated rather than make mistakes and find out the hard (expensive) way.

Also, in areas where Menards & HD compete, HD will match the 11% rebate.  You can fill it out right online.  https://www.homedepotrebates11percent.com/#/home  Actually a little easier than Menards.   I frequestly do this and take advantage of their price matching since I have a HD  right on my way home from work.

If you happen to buy something and the 11% rebate goes into effect the following week, you can always go to the service desk and ask for the "11% price adjustment" rebate form.   Its not in the normal rebate rack.  You have to explicitly ask for it.

I'd be interested in getting together. Unfortunately I have a regular day job so 4pm is a little early for me since I work in Milwaukee. If the group can meet after 5 I would be happy to come and meet folks. Bob

I haven't had much luck finding an agent yet. Out of the four agencies I contacted I only got one response and I'm not sure that we will click with this agent. Ray Thorsen I understand captain save a home gets some properties in the area. Might want to try them.

@Alex Deacon Your point is a good one, and I haven't had enough interaction witht the agent to have a good feel for what level of service she will provide.  I don't mind paying for quality, but at this point its still an unknown and hence part of my hesitation.

@Andrew Johnson At this point I think there are enough properties in my area at a reasonable price point that I won't need to lowball offer too much.

@Michael P. I'm in the midwest so its not hard to find decent sub 100k properties.  That being said, as an investor I'm potentially not a one-and-done client so there is the potential of additional commisions.

@Brandon Simmons Is the fee on a per property basis?

@Jorge Zea I'm going to ask her to justify why she believes there is value in paying her a fee over someone who won't.  I suppose there is the aspect that the fee exists to cover some cost for folks who may be tire kickers who may never buy anything.
