Post: Direction for scalability?

As someone who is starting out, I am trying to figure out the best direction to scale my real estate portfolio. I currently own a 3 family home with cash on hand and access to hard money.

My main goal is buying and holding for cash flow but with the multi family market so high it is hard to find deals that are giving a decent return.

So what should I do?

- I like the Brrrr strategy but have trouble finding homes to execute this on...maybe this is a work ethic problem but I am interested to hear where people are finding these homes?

- I don’t mind buying a beat up multi and improving as people move out

What are some other options and opinions I am open to just about anything as long as it will get me to my goal

Closing on a property that is zoned buildable for a 40 unit rental, with 4 commerical store fronts on bottom. Was wondering if anyone had experience or connection with commerical builders and knew a range of prices per square foot for a build?

@Jenny Sayavong honestly I love managing the units that I currently have so I was thinking more along the lines that you were suggesting thank you.

I want to get into something in the area of 12-24 unit range and the potentially scale up the amount of units per building or maybe just purchase more buildings of similar size. I'll know more once I get my feet wet obviously.

Currently have 3 residential multifamily properties (9 units total) they cash flow about $2,500 a month and there is close to $250,000 of equity accessible through HELOC. Getting into commercial real estate investing has always been the end goal for me and I'm wondering how should I approach doing this?

Sell my properties and take profit for down payment on a commercial unit?

Use my equity to purchase commerical unit, and let my existing cash flow pay down the HELOC I would be using?

Open to advice on my next steps. Thank you in advance!

@Anthony Thompson yes I'm wondering what exactly Rhode island plans to do in terms of limiting Air BNB and why they would even do that in the first place. Brings in more people to spend more money locally
