Great read! Best of luck to you on beginning a new journey. I am in a similar situation so if I may add my 2 cents I hope you don't mind. As far as you getting your brokers license, I think it's a huge advantage, especially if you hope to flip your own properties in the near future. It will open up many doors & opportunities. If you know what your doing as a broker, it doesn't really require a ton of work so balancing different career paths wouldn't be an issue especially if you are making money. If you can cut out the middle man, thats the ideal situation. Getting a brokers license would be step one. Step two is to make sure you have all the right information for any situation you will experience and having the ability to adapt to uncomfortable situations. Having a mentor to teach you the ropes would be the best way to learn the business. Let them show you their mistakes and avoid the same mistakes if they ever come to light. Listen to your gut and be patient when choosing a property to flip. If numbers don't work, there will be tons of more opportunities. Good Luck!

Great Article. I am a little confused as to why you didn't walk the property yourself before you made the purchase with such tight numbers.

He would be fired and not be paid another dime. Make sure to document everything in writing to prevent a "lean" being placed on the property. The fact that his "employees" or "sub-contractors" are not willing to work in those conditions is ridiculous. It is very simple to get rid of mold and there is multiple options. You could either remove and replace the drywall where the mold spots are showing (no big deal assuming the house will be re-painted) or save the drywall and paint over the mold with a product called "kilz". Ultimately you can determine based on how bad the mold is. Reading this my opinion is that I would fire, re-hire and vet a new GC. There will be a pretty substantial delay for the deadline, but in the long run you will probably save yourself big bucks and a big hassle. Good Luck hope you get this issue resolved.

"The Road to Success is Always Under Construction"

Many, MANY people truly believe that they will live happily ever after if they are blessed with an opportunity in this business. Well, those people will be sadly mistaken the first time they run into adversity. 75% of them will quit after they realize it's not what it seemed to be. My Millennial Generation wants a check but they dont want to work. They want the lifestyle but arent willing to work on themselves to get there. Success doesnt happen overnight. It takes years of experience and dedication and perserverance. Everyone Successful person today failed at some point, but they learned from that situaation. Had they quit, they would never see their dreams become a reality. What stories do you have about failure? Did you let that failure stop you from the vision you had? Was it worth it?

WHY.... I used to ask myself some of those very thoughts, and then everything changed for me. I understood first and foremost that I have people counting on me to be who I am and to do what I do. But, just like all the love I receive from close friends and family, I have way more hate from people who want me to fail and are praying that I don't make my dreams reality. My Family, Friends & others who invested their time and resources on me, deserve a return on their investment. It's very simple why this business interests me. 1. IT WILL NEVER DIE 2. I WANT TO TAKE ON THE RESPONSIBILITY OF TAKING CARE OF EMPLOYEES & THEIR FAMILIES. 3. WHEN I HAVE KIDS & A WIFE, I WANT THEM TO NEVER HAVE TO WORRY ABOUT ANYTHING. I ALSO WANT TO LEAVE BEHIND A SUCCESSFUL COMPANY THAT IS STILL OPEN YEARS AFTER MY DEATH SO MY KIDS WILL BE TAKEN CARE OF FOREVER. The 'why' for me is everyone else who believed in what I said and encouraged me to chase my dream. I refuse to be a disappointment!

Hi Vala,

We run a GC Company out of Plainfield IL, which is not extremely far for us. We have our own in-house painting crew who handle those areas. Usually we charge between $1.50-$2.00 depending on how damaged the drywall is, if there are water stained walls, and ext. If your rental property is 1,000SF, then you would be looking at somewhere between 1,500.00-2,000.00. If everything is minor, you would be looking at the 1,500.00 dollar number. 

We also handle cleaning/trashing out the place. If we would be selected to paint, we would also give a sales clean once all work is done. Clean windows, appliances, mirrors, lights, fans, outlets, and so on.

Hello Everyone!

After being exposed to this site watching my father depend on it's advice and viewing several podcasts and member experiences, I have decided to take the plunge and immerse myself in the wealth of experience this group has to offer. 

I am a college student who is also taking a real estate course to become a licensed realtor. I look forward to taking lessons from some of the brightest minds in the business with hopes it will compliment any formal training I pursue. 

I look forward to growing with the community and can only aspire to one day be a meaningful contributor to it.
