That's actually a really good rate. I had a buddy redo his bathroom down to the studs and they guy charged him $3,000 plus supplies. I thought that was a good deal (spent about $5,300 total).

I would be fnie with that rate if it was your only option. Just hope he doesn't go over...

I just got a request that a ceiling fan was "making too much noise". I went over and assessed the situation and found out it is a really faint tick when you have the fan on the highest speed. I tightened up the screws, but still had a tick. Came down to me saying there is nothing I can do. I am not going to replace a completely functioning fan for a small tick that does not alter the way it works. 

Tenant had no choice but to agree with me and either deal with the fan, or don't use it all together.

@Ryan Canfield Awesome man! Great to hear stories like this and also that there are other landlords out there who want to get something fixed right away. When a tenant tells me about a problem, I typically like to get out there within 24 hours and get it fixed for them. Showing them you care about their well being is key to having a strong tenant/landlord relationship in my opinion. Good work!

My thoughts are it all depends on what is in your lease. If you specifiaclly state they need to bring any leaks, etc to your attention immediately, and don't, then they broke the lease and I would keep the security. 

Although these two issues seems like it's normal wear and tear (it is in fact), the main point is that it was never brought to your attention, therefore causing more damage which could have been prevented if brought up. 

I would withold security if I were in your situation.

@Scott Bond You cannot specifically accept/rejaect each payment, but if you are going to evict someone, you can "end their lease" which no longer allows any payments to come through to you. So for example, if you plan to evict someone, with one click of a button they can no longer send any full or partial payments to you, therefore not interupting any filings, etc.

Hope this helps! I think it's a great feature to have.

Agreed! I would love a nice bottle of wine. I just try and steer away from getting involved in people's sobriety, etc. Simple enough to just ask them that though. @BrannDon Albert

@BrannDon Albert I would tend to stay away from alcohol without getting to know them first. (Are they sober, etc). Something personal is great. When you are signing the lease documents it's real easy to get to know them more. It's a great way to find out what they are passionate about and then buuy them something based on your findings. Goes a long way compared to just a generic gift.

I have in my lease to alert any water leaks/stains/etc. immediately. If they do not do this and a bigger problem arises, they will be responsible. We have them initial that line item to make sure they "read it" even though they sign again saying they read the entire lease. 

If this is not in your lease, then you may have an issue, but I totally agree that if you were notified, then maybe you could fix it. But I'm sure the tenant would not notice until the ceiling got discolored, so either way you would have to fix it. In other words, I don't think there would be any way for the tenant to alert you prior to the ceiling becoming discolored.

isn't the purpose of insurance to cover accidents/defects? I would fight that....
