I have learned how important it is to have life insurance when investing in Real estate. Whether it is a business partnership or youre buying your first single family home it is a must that you get life insurance. I am happily invested in real estate, have multiple life policies and now I am even licensed to write policies. Would be happy to connect with anyone who is thinking of getting insurance!

@Yonah Weiss thank you for the response. So yes, I learned it’s certain components like windows that can be accelerated.

Started working with a new firm that takes advantage of accelerated depreciation. Seems like a very interesting concept and was wondering if anyone has any experience with it?

Basically depreciating a house over 5 years instead of 27.5 or 39 for commercial property. I see huge tax credits being generated via this process.

Hello! I currently own a SF which tied up a lot of capital and I would really like to buy a Duplex in 2020. I keep being told that I need 25% for Duplex's... is there anything creative I can do... would ideally want to put 10% down? Open to all suggestions.

@Bobby Esposito I also had a ton of fun building my team out there. I was able to get a lawyer, realtor, property manager, and contractors all on the same team and all from New Jersey. They are wonderful people and I trust them entirely. Heck I even purchased the house without seeing it!

Technology is a wonderful thing. When you leave to leverage that you will excel.

@Dannielle O'Buckley hi Dannielle! I just closed on my first deal and it was half way across the country!! I am from NJ and found real estate in St Paul MN to be very lucrative. I recommend reading David Greene’s book on long distance real estate investing. That helped a ton.

Hello!

I just purchased a 4/2 in St. Paul and was wondering if you guys can offer some suggestions. First, my bathroom downstairs stinks and I really want the smell to go away. 

During inspection period we heard a mouse running around in the drop ceilings in the bathroom so I was told that the smell is most likely mice urine and poop soaked into the drop down. I do believe that because when I lifted a ceiling tile a bunch of mouse droppings fell. I put traps around the house as well as in the ceiling. My plan was going to clean out the top and replace the drop down tiles? Thoughts on this

But then I thought that maybe the smell was because the shower drain smelt bad. The person living before me said he never used the downstairs shower so its possible that the pipes smell from not being used? Any suggestions to get that drain smelling normal again?
