It may be a simple fix like removing a piece of trim, if not just be creative you may find that it's cheaper or faster/easier to simply buy them a new frige then keep theirs for your next property?

Sounds like it will be a no brainer for you but an END OF THE ROAD to the tenant that only thinks in one direction.

I have one through our property insurer; their inexpensive and worth the peace of mind! 

However, I've never have heard of PersonalUmbrella,com before, just ask your current insurance agent I'm sure they can help you.

That's what I keep saying, have cash close fast. Many people on BP love to refinance to the max, debt to the max, payments to the max - geesh! 

Equity, cash and quick closings are like having a royal flush in poker!

@Joe Villeneuve and I usually agree, in fact I agree with him once again in this conversation. 

I've said this several times: "I've owed millions and I've owed nothing, making payments on nothing is easier". 

Sorry, I've been on both sides of the room with this issue and I still vote: slow growth and debt free.

@Jack K.'s advise – take your time, learn, read, follow BP, ask questions hang out with local investors, you’re story is you’re a new investor with $10K or so to invest and what would be the best investment for a newbie.

I agree with Jeff and Steve, adverse possession has several different elements to it. One being that you must put her on notice that you are aware she's using your land but you're not allowing her to take it. I do believe you have to renew this letter every 10 years.

Simply have your Attorney send a nice greeting letter stating the facts and your remedy. Then you’ll have done two things – 1.) put her on notice and 2.) see if they come out swinging or were simply unaware of the situation.

I tell my guys the same thing. Don't talk to the tenant and get them all confused and concerned about things that to me are just another day, to them it's the end of the world, talk to me.

You and I share the same opinion!

Buying for cash who really cares what the market does, up or down you have no debt service and will survive this President just as we did the last. Although Trump is more pro-business that's for certain!

Hardwood is always the way to go, it may cost a bit more to renovate on the first go round but it will outlast carpet several times over!

Congratulations on the project - lots of energy and excitement!

@Cooper Bert is correct, how far are you going on the rehab, basic paint and carpet or a full blown gut and rebuild? I’m a clean freak and can only walk on broken 2x4’s and piles of old plaster for so long before it has to go even if were not completely finished; you don’t want to twist an ankle then you can’t work!

One bit of advice I can give that was hard learned – don’t tear everything apart all at once, you’ll become overwhelmed being it’s your first project, make the old check list and follow it.

And as Cooper points out change will happen even with the best laid plans.

Detailed cleaning is always last.
