Hey there BP! This is my first time posting in a long while, but glad to be back in the fold. I've been doing some brain storming the last couple of days, and am looking to find a few flips in my hot market in Springfield Missouri. An idea that I had (admittedly not my own, heard on the podcast) is to find landlords that have had recent evictions, and market to them. Potentially a win-win solution. That seemed like a great idea, until I started looking around to find a list, but my county does not seem to publish those in a list format. They are public record, however I need wither a case number or a name of the individual (plaintiff/defendant) to use the search function. Does anyone have any knowledge of a company that might have the data that I can pay for? Or am I skunked on this idea and should just move on to something else?

@Hattie Dizmond thank you! Great post and some good info on there. I'll definitely take a look through that. Sorry it took me so long to respond, I have been on kind of a vacation.

@Hattie Dizmond thank you for that most helpful comment and I really appreciate the snark! It is good for a well rounded diet to get a healthy dose at least twice a week in my opinion:) I'll check out the book, but in the mean time, do you have anything else helpful to add?

Ouch, did you still turn a profit? Also, if you don't mind my asking, what did you use to fund the deal?

I tried to find a thread but didn't see one. My question is for all of you experienced investors. How do you estimate cost of repairs when you go look at a potential fix & flip? Do you have a google doc spreadsheet that you can plug numbers into, or do you have a rough estimation sheet such as house is A B or C rehab, and A is going to cost $X per sq ft to fix correctly? I am assuming you don't have a contractor come do a walk through with you. Or do you just take an insane amount of pictures and go over them with the contractor? If you use a list, is it something that you have gone to the hardware store and priced everything yourself, or would a good contractor know? Lots of questions haha.

Hey all, newb question most likely but I couldn't find an answer so here goes. 

I am starting to look for some rehab projects and I was wondering; how do you set your strategies up? I have a meeting with my Realtor this Friday, and here is what I have so far. 

1. I need to know what price point has the lowest DOM, i.e., houses at $85,000.00 are averaging 30 days, vs $95,000.00 at 45 days on market. 

2. What type of houses are seeing the lowest DOM, i.e., a brick faced 3/2 ranch from 1980's averages 30 DOM vs. a 3/1 bungalow from the 1970's at 45 DOM. 

Is there any way of doing my own research on these things, or is it best just to have my Realtor do the research on my behalf? I know that I will be using him to list and to search the MLS for me and he gets commission so I will not feel bad if I have to put him to work haha, but I was just kind of hoping that I could get some of the raw data and run my own numbers. I like to have a good hold on all of my numbers and know my business inside and out.

I also know that it will vary from area to area within my city, but I have a target section that I am looking at. Seems to be the most desired area right now.

So I have been scouring the forums for a while now putting a strategy together for fix and flips, but I now need to know, who do I talk to first; sellers or lenders? I have identified an area of town to start targeting and a few properties therein, but now what. I will read one post that says you need to have the financing before you talk to a lender, but then I'll see another post saying that you should only go to a potential lender with a deal and exit strategy in place for that property. 

My strategy is to buy distressed property with either private or HML and do flips. I do actually have a more specific strategy, but for that sake of typing a novel I'll just leave it at that.

Ideas?

Just ran across a way to update your flooring and stay way down on budget called paper flooring. I will link to it in a minute, but has anyone ever tried it on their rehab? Seems to be very durable and looks very nice. Also, an entire house (1100 +/-) can be done for less than $200.00. Thoughts? Paper Flooring How-To
