David great story of the first deal. I am in St. louis and am looking to start in wholesaling. I don't have a big budget for marketing but get inspired by your story to tell everyone I know and meet what I am looking for. What a great way to build a marketing budget one deal at a time. I will keep BP informed as I go on this wholesaling journey. Look forward to hearing about you next deals.

@Jay Hinrichs  The White River is in Arkansas. I have fished Alaska twice and loved it but getting out west is at the top of my list of spots to fish as soon as I can I really want to hit Montana. I love to catch anything that swims on a fly.

@Jay Hinrichs A couple places Lake Taneycomo, The White River both great brown and rainbows I even caught the grandslam on The White in under and hour. They aren't western mountain stream but the fishing is great and they are very beautful for scenery too.

@Bill Gulley Thanks for your honest to the point post Im just getting started in the active investing and it is easy to fall into the get rich quick hip. I come through Springfield now and again on my way to trout fishing I would love to take you to lunch one time to pick your brain.

Gerald Harris that has been my thought I just didn't want to get started and find out that taking the half payment was some kind of hang up. Thanks for the advise

I have inherited a tenant that had an unwritten agreement to pay his rent in two payments every other Friday but he hasn't payed both Fridays of any of the months I have had it. He is up to about $2,000 behind but he pays at least half each month can I evict him if I take the half rent or does that matter? Should stop taking the money or just take what he give and start the process of getting him out?

I wouldn't mop it just shop vac it till you get all dust and dander up. Then if you have any bad stains in the subfloor from pets they make something called Natures Neutralizer you spray it on the spots and let it do it's job. If it real bad you can even roll on a coat of shellac or poly over the stains. Good luck

@Steve Babiak Those some fun ones. I thought of the time I had a tenant sign a no smoking lease and when I went in to check a furnace issue he had set up a smoking lounge in the garage for him and his dope smoking buddies, When I called him on it he said it wasn't part of the apartment. He was not asked to resign his lease. I may start  another thread with some of the best tenant stories also I thinks it good to remember the good and the crazy it keeps life exciting.

Wow @William Murrell  your right its not physically gross but it is grossly disrespectful. That had to be a tuff repair.
