@Justin Hammond I had heard that Stansbury Park was viable, but the quality of renter was in question.

So, here's the kicker (thanks again for the additional thoughts, everyone). How does one connect with such teams? For example, I have a brother-in-law who would be perfect for this type of thing in South Carolina, but so far, reaching out to him has fallen flat.

Thank you all for your responses. From everything I've read and the experiences of others, long-distance investing is a possibility but you really have to develop that relationship with a reliable team, or teams, in the area you want to invest in. 

As for Utah, I've not heard a thing about Vernal, but have been directed to look more into the Tooele and Ogden marketplaces.

The Utah market is bone dry. Finding investment deals for buy and holds is nigh unto impossible right now, but I see deals being offered up all over the country. Would you suggest that I look into long distance investments?

A great PM company or individual is paramount to the success of multiple property portfolios. I'd fire the current PM and seek a highly-reputable provider.

If you want to get into investing in Utah, you should look into Salt Lake Real Estate Investment Association (SLREIA - http://slreia.com/). $99/year for a couple, replete with great information at the meetings, some of the best investors in the state heading it up, very willing to share ideas and info.

I wouldn't pay for any of the expensive packages. You can find everything they teach online. If you need personal help, I'd talk with an expert investor about a mentoring situation.

I'd suggest Randall Wall as he's the president of the Salt Lake Real Estate Investment Association (SLREIA), and if BP is interested, I can get his contact information to them.

The president of the Salt Lake Real Estate Investment Association (SLREIA) is named Randall Wall. He's a very accomplished investor/flipper/wholeseller. The SLREIA has a number of mentors within its membership. I'd suggest you look into that group. slreia.com

Honestly I have no idea. I asked if they could/would do 100% and they said no. I am assuming it has to do with their loan/family situation/estate.  I know the home has been vacant since last summer but not sure why.
