i cant tell you what you should try for but here is what i shoot for.

House less than 15 years old.

B+ area

At least $500 month after PITI

Less than $10,000 of my cash invested via brrrr

This leaves room for mx, cap expenditures, and someone to manage if i choose.

If i was buying older properties i would either want to do better on cash flow or be able to rehab the major components to new..rnew, ac, elec, ect

I have bought 3 properties in 2015 that fit this profile except for the cash invested on one was closer to 17,000. Woops. Live and learn.

generally red tends to benefit the Landlord and blue the tenant.
