House less than 15 years old.

B+ area

At least $500 month after PITI

Less than $10,000 of my cash invested via brrrr

This leaves room for mx, cap expenditures, and someone to manage if i choose.

If i was buying older properties i would either want to do better on cash flow or be able to rehab the major components to new..rnew, ac, elec, ect

I have bought 3 properties in 2015 that fit this profile except for the cash invested on one was closer to 17,000. Woops. Live and learn.

Good luck.

What was the purchase price on some of these?

30k houses renting for 700-900/mo?  Seems a little unrealistic; but, eager to hear more details on expenses, etc....

Hi there,

Does anyone know of any good turn key companies in Columbus Ohio or Cinncinati Ohio.  ?  Looking for any other turn key companies in markets that are good.  Looking to be in and fixed for around 70K and getting rents of 700-1000?

I send you a email. You bring me 70k to cleveland and ill get you much better rents than 1000/mo. I am currently in a 70k project now that will get about 2500 in rents

Sounds almost too good too be true. What do you have available?

Since Ohio swings between blue and red; can you update us on the friendliness in your backyard?

I just read a thread stating SC (charleston) is getting a huge medical center approved, which means more jobs and demand for housing.
