Welcome Chris - nice to meet you... @Carl Dean  would be a good resource for Dallas. I worked with him about a year ago and they know what they are doing when it comes to buy & hold market in the DFW area.

@Stephen Chittenden   Yes it sounds like your rent price point might be a tier ... for rent up to $900 or less it can be as low as $29.99 month.   

A lot has to do with the amount of default you have each year.   i personally own almost 40 rental properties... I know If one unit defaults i am looking at 3-5 months to get them out (and my properties are all in "landlord friendly" states. plus i will have another few months to get it re-rented.  Plus dealing with the cost of eviction and most importantly My time involved in that eviction.   While the RentSure Membership does cover malicious damage it is rare for me to have malicious damage every single time i evict someone.  For every investor the story could be different. I personally have never liked the risk of losing rental income that i will never get back.  If you have not had any evictions for sometime it may not be right for you.   It sounds like the rent on your properties are between 1200-1500/mo... if just one defaults and you get them out in 3-4 months and get it re-rented in just one month + the cost of eviction you would be out somewhere around $7-8k assuming the left the property in good condition.     Feel free to send me a PM and we can run numbers together. It may work, it may not. This is not a one size fits all for every investor.

hello @Jassem A., @Chuck Wiggins, @Nathan Miller, @Stephen Chittenden   there is a product now that is out protecting landlords from tenants that default on their rent... rentsuremembership.com

It covers up to 11 months of lost rent, pays for the cost of eviction, and pays up to $10k in malicious damage caused by tenant.

the product is a little more robust then the AON product of old. Screening criteria for tenants is same as what most property managers are screening for already and cost is minimal or same as most investors are (or should be) allocating for their vacancy cost.

@Michell P. you are sticking your nose Exactly where it belongs! It is your property and your investment on the line.    My experience with this sort of tenant money does not make them go away, your kindness will not make them go away...  their chronic tardiness along with the unknown number of occupants along with your concerns of drug use is a recipe for disaster.

Hi @Michael Murphy ... to clarify you are looking for the value of what your rental property would rent for?    If so there are a few great resources....   http://www.rentfaxpro.com/    or    https://www.rentrange.com/  

I use both when i am buying in areas i'm not overly familiar with the rental market.  My experience with both of these companies is while they don't present empirical evidence of the rent values , they both have excessive resources and when comparing the rent values they present to the properties already in my portfolio they are pretty accurate.

Hello @Willie Walden  there is not a shortage of property management softwares out there that is for sure.       

The 800 pound gorillas (in no certain order)  in this space are  Property Ware,   Appfolio,  Buildium  

There are other options depending on the number of properties you are managing and what you expect your growth trajectory to be.  These three should give you a good start if you are managing 10 or more.
