Just wondering if anyone here has had any luck in stockton ca since the home values are so low there now? We're selling our condo in lodi soon and moving to our other home in Turlock but I really would like to get into a couple properties in stockton. Opinions?

See now I think that's a great question although some might not, despite it being in the starting out section. Yeah I see what you mean, which is why I won't retire with a full time job if I can help it--I'll retire with a boatload of properties and someone managing them for me.

Haha I love this. My wife loves watching these shows and admittedly I don't mind when she puts them on, but I think it's time to tell her it isn't real. The prop bros one I like because I like seeing new ideas to utilize in a space and there's always plenty of that on there.

So, I'm sure that this is going to reveal my "newb-ness" but I'm told there are no stupid questions. I thought we're in the trust nest, are we not?

As far as I know, in CA you must live in a purchase as your primary residence for a minimum of two years in order to avoid the stupid 30% CG's right?

Do you flippers out there just simply bite the bullet on this since you're still left with 70% of whatever you profited? Or are there tricks of the trade that I need to learn about? Are there at least some ways to help minimize this blow? Because I'd much rather only put say, 10% towards Obama's jetfuel/holiday fund if at all possible...

Why not get another couple of bids and see how out of line he is? I would, because it seems expensive to me.

Hey I was married in the Caribbean! Well, on St. John, actually, which is something like 600 miles from you I believe.

I'd have to agree with Haim here. I'm in CA and pretty new to the game but you can do better with buy and holds elsewhere.

I'm the opposite of you, I want to get out of CA unless I can comfortably afford to move to the coast! Which is a sort of retirement plan for me, or at least one of them.

Stockton CA has decent flow opurtunities but I strongly suggest you read up on crime and other stats before thinking about that.
