I have a couple of agents sending me properties daily but I am stuck at my analysis stage because I don't know what my PTI is on any property since I have no funding details in place.

I am trying to find a qualifying unit to send to private  lenders but I need to run my numbers before I submit a unit I have analyzed. Only I can get all the other expenses except my mortgage??

any ideas guys???

I just linked up with connectedinvestors.com and got a call from patchofland.com out of CA. Any body with any experience with this company.

Thanks Cara. I have toyed with the idea of getting a license for years now. I had it once but never really did the realtor work coz i had my real job and just let it lapse. But it sounds like wholesaling has a whole tonne of issues with legality if you are not a realtor.

My goal is to acquire at least 2 rental units by mid year.

Hey forward-thinkers, good to be back! Just ran out of "Stagnant" town.

So I live in the Cape Cod MA area am looking to specialize in buy and hold ultimately anywhere in my state. I have good credit but no funds to put down or invest generally. I have a VA loan that I tried to use about six months ago but was ultimately told by the VA lender that I needed 12 months worth of 4 utilities/ accounts that I had been current on before I could secure anything and my credit was about 50 points lower than today. I only has 2. So I am considering wholesaling as a strategy to both learn the methods used to pick good deals and also make a little money while I learn. I know there is a tonne of info on it here and in thousands of books out there but I just need to be pointed in the right directions so I don`t roam the whole world and waste time not doing what i should be doing. I have looked at a few properties that I thought might be good deals but felt overwhelmed by the sheer lack of knowledge. I know the general idea but do not know where and how to start.

Any info and direction will be highly appreciated.

Hi Team,

Does anyone know of any good and reasonable private money lenders in MA. I live in the Cape Cod area and I am tired of struggling. I need to make a deal happen sooner than later. I have decided to act!!!!

I have been looking  at a few units, mainly multifamilies and contacted a realtor today and got a few listings. I need to build a rapport with some lenders since I currently cannot get conventional financing at this moment. I need to be confident if and when i get a good deal to make an offer on, that I will have funds to back me up.

As usual, any advice at all stages is highly welcome and appreciated. I need to make this happen and stop procrastinating..

You can look a few hours north in Brockton, Taunton, or Lynn. A little farther and there are still some oportunities in Chelsea, Dorchester and Revere. In general, the multi-family market in Mass is getting overheated but make sure to be selective and that the numbers work in your favor and you will be ok.

 Hey Rob. Thanks for the note. I did see a couple in Revere and further out in central mass And Springfield area which is a hike from home.

There is definitely more in New bedford and surrounding areas where the rents are lower. I still need to educate myself more on those neighborhoods. Now Providence is even more daunting since it is out of state property which has even more criteria to think about.

I will keep hunting though. Let me figure out the property analysis portion and then work my way forward.

Certainly, with the Multi Family properties, the property itself will help to determine the "fundability" of the project.  And, your credit profile will come into play.

I would recommend you stay close to home when you first get started.

 Thanks Mark. I would definitely prefer staying closer to home if the numbers make sense. I still need to learn how to evaluate apartments and find out if I can get a workable deal here. And yes I am definitely staying away from the 1M+ market until I get more experience.

thanks Andrew. I am sure Brockton has a few. Have not looked at that area yet. I was focusing farther out south but I will look over there.

Hello BP members. Been on BP for quite some time but have yet to acquire my first property. I was doing some self education and have finally concluded I am leaning towards multi-family/ buy and hold.

One of my problems is there is not too many where I live and this place is fairly expensive for real estate. I am looking at areas about 1-2 hrs away from me which have more of these and much cheaper prices. Obviously the neighborhoods are not as good, but I am looking at cash flow that if all goes according to plan, will finance more properties in higher income areas. I am also willing to relocate to make real estate work out for me.

Anybody familiar with the Massachusetts area and constructive advice out there?
