thanks, Corey. If I'm not a full time agent and only transacting on one or less properties per year, do you think a broker would be willing to work with me? how would i go about finding one? i'm concerned i get my license and then I don't have a broker and it's a waste of time...

Is it realistic to be able to be able to find a broker to sponsor me if I'm only trying to transact on my own properties? Probably 1 property or less per year? Or do brokers only work with you if you're employed by them?

I am not in real estate but I own my home. I have my own business which I love and is generating great income but I'd like to begin developing a portfolio of investment/rental properties and I'm considering getting my real estate license so that I can save the agent's fees. Would this be worth my while? Would I be able to transact independently (for my own deals? for other people?) or would I need to work under a broker? Would it only save $ when I'm selling a property or would it save money on the buying side too? I'm new to this so any insight would be helpful!

@Chris M. I do report all my income to the IRS but as as business owner I have a ton of write offs so the portion of income they count toward my DTI is low. They say I can only count about 10K per month and my current mortgage including HOA, property taxes, and mortgage is about 5K so I have already maxed out what they will allow me to borrow.

As another general question how can I change my username so it doesn't show my first and last name? I'm not sure how I feel about having my first and last name tied to so much of my personal financial info on the internet... When I go to my profile there doesn't seem to be a way to modify my first/name and my username doesn't even show up...

Thanks for your perspective, Chris! Although I'm not entirely sure I follow. As a starter property I was thinking about finding a one bedroom in Los Angeles for under $400K. I just wanted to get my feet wet before jumping into buying a whole building. I think you're referring to buildings with 5+ units which do not consider DTI-- is that correct? If so, how can I qualify for these properties if I don't have experience in the past? What would give me a leg up against other investors as a novice? My credit is perfect so that shouldn't be an issue. Thanks for your time!

Vanguard generally has the lowest fees in the industry, from what I understand Their solo 401K option is amazing-- I think it's $20 per year and once you reach a certain threshold it's free. They are far lower than other options I've looked into at the bigger/traditional banks
