I market to preforeclosures in Texas. We have investor clients who will make offers on the properties, which can help the homeowners avoid foreclosure. I've been doing direct mail to these homeowners for years. We also knock on doors. Once we get an appointment, we discuss representation, evaluate the situation and present options. We also partner with attorneys who offer the option of bankruptcy protection, expecially important for homeowners who have equity. I've found it to be an excellent method for building a client base.

Thanks Kelly, I agree. The representation has to be crystal clear (none) and additional documentation needs to be drawn up to document understanding by all parties. Our broker recently brought in the company attorney who reviewed two case studies of realtor flips with the office - one where the realtor took extra steps with documentation, and one where the realtor did not. Guess which one worked out better in the end!

Hi David,

Welcome! My partners and I do renovations and flips in Tarrant County. I'm also required to state I'm a licensed Realtor in Texas.

I like your strategy -the rental market is very hot with a large demand.

Good luck.

Hi David,

I am a licensed Realtor with Keller Williams Southlake. I have years of experience working with distressed properties (short sales, REO, flips, renovations, etc). I work primarily in Tarrant County, but have worked all over the MetroPlex. Look at my profile, and feel free to give me a call to see if I can help.

I'm a licensed Realtor with Keller Williams Southlake, and a member of the Houghton Squires Group. I've had a long time focus on helping distressed property owners, which results in generating listings with excellent investor potential. I'd like to learn more about wholesaling properties, and I'm always looking for great renovation prospects for myself and my investor clients. I typically have at least one active renovation project in process at any given time, and would like to step it up in 2016 to 2 or more. I also partner with investors in renovations.

Feel free to contact me with inquiries, tips, or just to say hi!
