Thanks for the reply. 

I feel I can find $40k properties too, just not in a condition to move people in. The ones I'm seeing in that range will certainly need some work, and I'm not in a position to run a job in Missouri from CA. 

If you know where I can get my hands on $40k rentable Duplexes, let me know! :)

I'm currently pre-approved and looking in the KC area. It would be a totally different story if I was out there. I see so many $30-50k that look like they need about $10-20k in rehab to be killer rentals. I have a rehab team here in CA just not KCMO..

So, my wife and I have been have been saving for a while, which isn't really easy. (Two kids, tuition, CA prices..)  But we do live a pretty thrifty lifestyle. 2001 ford truck for me and 2010 Pilot for the Mrs. All paid off and very little CC debt. Mortgage on our PR is $1500/mo. 

That said, where would you park your $40k? Strongly feeling this bubble is near the popping point, and don't want to make the same mistake I've seen so many make. I'm really getting interested in MF syndication.

Thanks for the reply John. Yea, I may be a little late to the game in KC to cash flow a financed deal. Would love to find a SFH or a smaller MFH to get into that can still bring a few hundred dollars a month.. :/

Hey Fellow BPers!

After looking around online at the KC area for the past 4 + months, and heard all the "HOT SPOT" hype. Is the KC area still a smart investment choice for an OOS investor? Is it still REALLY undervalued (every RE agent says so ;) ) and a good place to park my money?

I've noticed that the prices have certainly crept up $10-20K and the supply has dropped off. But I'm looking for some local advice, or advice from investors in the KC area that are in the trenches. Mentor?

I have a family member and a co-worker that have investment property in the area that are doing well. That got me looking. I'm now pre-approved with a local KC bank and ready to pounce! Are the $80-100K duplexes that cash flow still a reality? or have I jumped into the KC game a bit too late? 

BTW, I'm really glad to have found BP. There is a TON of really great info! TIA!
