I haven't  heard or looked into the company.  I'm not sure if I would pay an extra fee per month in case they need to be evicted. Other managers should just charge you a one time fee for going through the eviction process. I would talk to this company and more. Definitely get referrals and call them.

Bruno C. Hi From my REIA a lot chose simplisafe. Basic package is $200 or so. I never used it yet but intend to when I have a vacant property. They have a monthly fee where you can use app to get notified of any alarms. Cancel monthly fee at any time. Keep the system and move to the next property easily when needed. Thanks guys okay for me to create my offer I have come up with the following

as of now income is $2000/mth

expenses as in the list above is a total of $3053

so if i did $2000 - $3053 there would be a negative $1053

was told cap rates are 8 - 10%

so if I did 8% then my price would be $13,200

and 10% would be $11,000

Am I right so far?  Some repairs are needed i guess after I find my price then deduct repairs or no?
