@Russell Brazil @Ned Carey I see the potential conflict of interest now. I supposed that if I were to get a license I would have to operate very differently. Do you have any advice on what to avoid if I do get my license and say don't wholesale but flip instead?

Hello BP readers, I wholesale but lately I'm considering the advantages of being a licensed broker, mainly in being in the know about off market deals and to grow my portfolio as am investor. I would do that part-time although I wonder if any of you would attribute your success in the RE investment world to having a license versus other non-licensed investors. All posts are greatly appreciated!

I'm no tax expert, so I strongly recommend you verify this with a legal and tax professional specific to REI - It's my understanding that if a tenant decides to sue, they will come after the LLC and everything under it. Not sure if you want that kind of liability or if you'd rather minimize the risk and go with the alternative. Just my two cents.

Hello Everyone,

I'm strongly considering out of state investing as one of my strategies. I live in CA and heard that if you invest in a different state through your LLC S-Corp that you might have to pay $800 in CA taxes AND whatever state you invest in. Has anyone experienced this?
