I have been on both market-based pricing and their new Flex referral based % program. The flex program is very intensive and certainly not for everyone as it is basically another full job. I like generating my own leads and having full control over future business.

Agreed with everyone else, huge red-flag for a brand new tenant. If you are willing to upgrade, I'd do it now and still find another tenant and increase the rent slightly. Good time to do it if it's vacant, and should help it rent quicker.

If structured properly it could be a great opportunity. Before getting into that I'd be looking at your market and what you could expect to build one of his plans for, and what it should potentially be worth at completion. The best part about new construction is that instant equity (hopefully) and following shortly behind instant appreciation. It all depends on your market though! Those would be my first steps before digging into the partnership structure.

Furnished finder, or local travel nurse facebook pages are great for mid-term advertising you mentioned. If you truly want to hold onto the property I would find another mid-term investor in your market and see if you could pull it off and cash flow still.

If you can't get rid of them, check if you have a "habitat for humanity- ReStore" near you. Great place to donate stuff. More specifically than general marketplace join local FB investor groups and should have success there as well.

I've used the NAR contract same as for clients. Whoever said you can't buy a "deal" is clueless. Whatever you and the seller/listing agent agree on for the price is what you pay. You should practice transparency just as you normally would, but don't expect to pay more just because you're an agent.

I don’t know how anyone LTR or MTR around here, unless they’re buying properties in cash. 500k sales price and 2.5k in monthly rent … can’t get anywhere near 1% rule.

Seems STR is the viable option here?

 I saw a couple good ones ~10 minutes or less from downtown in the $300's last week, NE St Pete is great. I'd try to connect with some local wholesalers too that way you could find something that needs work and have equity also.

I wouldn't discount the idea of MTR or even student housing if you can find it close to USF downtown. It really will open up your options due to the restrictions there. I used to live there and it's incredible!

Negotiable as anything else is...

But, here to say depending on how much I will spend marketing will determine somewhere between 5-6% and that's split with the buyer's agent.
