Unfortunately, I've seen this scam on the rise in my market too, and it's gotten past plenty of realtors.

A lot of them could use some updating, which would be an awesome position for you to be in if you're not afraid of some work. The best way to sell them on accepting a lower offer is by telling them the seller would have had to pay 5-6% depending on your market in commissions, and that would come out of the value of the appraisal. Tell them you'll spare them the long process for a 6% discount on the price. A title company will handle closing and required disclosures, contracts, etc.

Hi everyone,

I'm hoping to get some input from some others possibly in a similar situation and hear your experience. I am currently a licensed agent, that is my "full-time" occupation that I earn the most income from. I plan to continue growing this career and don't see myself stopping for quite a few years. I am also building up my investments as fast as I can, which works out great with being an agent. I have been part of a few flips, and working on a personal Airbnb in the coastal town I live in as well. 

I have been working on houses most of my life, but right now only my own and maybe occasionally helping out at a friend's place. I work with mostly investors as an agent, and some regular homebuyers as well.  Whether it be smaller projects on someone's new home, or investors doing big rehabs and needing someone reliable they can trust to oversee, the fact is almost every person who I help buy or sell I end up passing them on to one of a few contractors I recommend. I have been considering getting my GC for a while, and that's an easy 30+ jobs of various scales throughout the year.

I think it could be a win-win for both my clients and myself, whereas I can offer those looking for investments in the area assistance in finding the properties and seeing through the renovations all in one seamless process. Of course, this would allow me to bring in additional income throughout the year as well, to put that money into projects of my own. I would sub out most things to local contractors that I already know, and bring the knowledge to manage and oversee these projects. Are there any other Realtor/GC hybrids out there that would care to share some experiences?

I'm not too far away in NC and I hear about how Greenville is looking like a very strong market. It sounds like you may be able to get in early, and if you do so on a primary residence with little down that is always a win in my book. Consider if you were to live there for 1-year, would it cash flow with the potential payment and market rent in the area?

It definitely sounds high considering they're not even tiling... that number seems crazy and that's coming from higher-priced areas on the beach that I am used to. If you have any local investor friends I'd ask for referrals.

Congratulations on your first deal! It sounds like you are well on your way, and should have some pretty good room for profits. Stick to that budget! It's easy to start getting off track quick.

Reach out to some local realtors doing a good amount of business in your area. I always have prospective buyers who'd like the option of MTR in a new city while they get a feel for the area and look for something to purchase themselves.
