What sort of restrictions does St Pete have for STR? I left in the beginning of 2021, but have been looking for another place there to use as a STR when I am not using it.

#3 you can ask to see the survey and affidavit....what?

#4 ask them if they are willing to pay for the title insurance and survey.....

#5...ask what contract they are going to use and if the days on the contract are business or calendar days.

#6 ...ask them what attorney they are going to use for the closing.

#7 ...ask if they are going to provide a home warranty?

#8 if you can get away with it, ask them if they know 90%+ of sales come thru an agent, so are they willing to cut out 9 out of 10 buyers.

#9....ask who gets the commission savings ? Buyer or Seller? They don't both get it. Ask what discount buyers think they are going to get on a FSBO....it's more than 6%. Buyers I've had in my car are so excited about seeing a FSBO....they think they're going to save 10-15%....that's a bad place to start as a seller.


 Bruce this is fantastic..

Does this ever result in sellers getting defensive with you? Or does this tend to lead into the conversation that you would handle all these things and make a great listing agent for them? Just curious what sort of % results you are getting when using this with FSBO's, I'll give it a try myself!

In North Carolina, if you submit an offer with DD fee, technically that money is obligated at the moment the offer is delivered to seller.  Thank you for clarifying. We had only received a verbal offer that our offer was accepted. I have never experienced a listing agent claiming a deal to be official prior to receipt of a signed contract.


 They make their own rules sometimes... LOL

 I really like the Brooklyn Arts area as well. We were hesitant to pursue downtown for several years, but I think the critical mass of new housing and businesses has reached a point that downtown will be on the upward trajectory for the foreseeable future.


 Absolutely agreed! Especially all these areas mentioned have so much money being poured into them, it will be very interesting to see what the next 5-10 years will do to downtown.

 It is on Queen Street between 3rd and 4th. Castle Street area in particular. Hopefully some of the investment from Mr. Goodnight with help continue to make the area more desirable. 


 That area is booming! Castle street is very cool, that property will treat you well!

Dillon I had a very similar story to you.. 

I moved from the Boston area to St Pete in 2021 and it was the greatest place on earth for all the reasons you had stated above. I felt like as I got there it was just really heating up and getting crazy there. We ended up moving a little up the coast to Wilmington NC, but visit St Pete every few months and I absolutely plan on buying a property there in the coming years also.
