Hi, I just moved to Boynton Beach from Los Angeles. I'm wondering if anyone around here would be interested to meet for coffee. I am starting to check out deals in the area and figure out where I want to buy. It is always nice to meet other people with similar interests. I have a flexible schedule right now and would welcome meeting any of you.

I heard some good advice from a famous singer. She says she gets stage freight before every show. She takes a deep breath and goes out there and does it. We all have fears but if you push yourself you will grow more confident and stronger.

With 2014 about here I wanted to see your goals and share mine. I'm moving this month to a new area. My goals are to join a re group in person and on here. I also have a goal to put together enough money and buy one property with no mortgage.

What are your goals?

Thank you Jilliene and Jeff for your thoughts. It sounds like Crowdfunding will be a good option once it is finalized. I certainly understand the need to protect partners and investors in any venture. It sounds like if I work with one or two partners and we share decision making I may be able to do an LLC. I'm kind of lucky as a relative is a securities lawyer and they offered to help me. I know for many the costs to set up a reg D would be too high. I also plan on going slowly and then possibly finding more partners over several years. I always believe the slow and steady approach is best towards learning and growing. I really appreciate this groups feedback.

I am part of a local networking group and we will be potentially pooling money to buy and rent out local properties. I was researching Crowdfunding as an easy way to allow us to invest together. I wanted to ask this community what you feel might be the best structure for us to invest together. Also, are we able to ask new members to invest with us? I am trying to figure out what constitutes the need to do something like a Reg D or a Private Placement. I am trying to keep it as simple, cost effective and safe for the group I am in. Also, I found very minimal information on when exactly and how exactly the Crowdfunding might work. If you have any advice in this please let me know. I also understand that even with your suggestions I will make sure to talk a lawyer before actually doing anything. I was surprised that my internet searches could not find a clear or easy answer to this question. Thank you for your help and suggestions.

Buddy,

Thank you for the information. I would love to be part of a group in Florida. My uncle has been in one for years and they have many productive and fun meetings. I will be around the Plantation area but will be open to meeting in different areas. I will be moving January 1st and maybe we can grab coffee then. I really like this site too. It awesome for investors from all over to share.and motivate each other. I find some non investor family or friends are not always encouraging. When with those with similar goals it is fun.

This new feature will be very helpful. It is great meeting online but there is something special about meeting in person with those who understand the local market. Your website is a great site and I'm glad to be a member :)

Wayne,

Thank you for the feedback. I think Florida has great long term potential as it is more affordable than New York and California and has many foreign buyers and people with money retiring from New York and other areas. I'm hoping to study the areas, slowly buy some properties and hold forever. I have two properties now which have done very well and I've had them about 8 years. I understand the fix and flip model but know that it involves timing things perfectly. I feel more comfortable buying and renting out and hoping over many years both the rents and sales value go up. Wayne, what type of investing are you into?
