If you charged a security deposit, you can use that to recoup your damages. If that deposit doesn't cover what's left, send them the bill and collect on it. You can ASK for lost rent but the likelihood of you receiving that is slim.

My recommendation is to charge them for anything and everything, and get the home BACK on the market as soon as possible.

It's a long slow process where ever you buy. Having said this, I was living in the Bronx when I started, not much older than you.

So think about your where & why as you're researching areas and eventually you will decide on a place. I would try to narrow it down to one and only one location outside of NY. You don't want to find yourself spreadout.

It took me 35 years to get where I am. I've learned a lot over the years, so reach out if you have any specific questions. 

 Love what Peter said; "start with your WHERE and WHY". I think if you look hard enough, you can make virtually any city/state work. My focus my attention on value-add property in the Southeast but I have found deals that make fiscal sense in Chicago, Phoenix, Tacoma, etc,.

Ask yourself where you want to be in 5, 10, 15, 25 years and partner with a professional who sees your vision and can help you execute.

 Maybe I'm just suspicious, but something doesn't add up here. There are cheaper and more effective ways to get somebody to vacate your property. Eviction is not a quick way to get the tenant out. Also, as far as I understand, an eviction doesn't show up on your record unless you've been served (PAST TENSE). If the landlord if pursuing (PRESENT TENSE) an eviction to get the tenant out, I wouldn't think this would show up on the tenants record until the court has granted the eviction in favor of the landlord. 


would not consider this tenant.

Hey @Karen Johnson, when it comes to these modifications I always defer to the tenant. For liability purposes, I would avoid installing them yourself and contract a licensed ADA vendor make the modifications. If your tenant wants them, she should pay for them.

 Make sure you are working with an attorney you trust and have this attorney draft you a lease/management agreement. When I first started out, I spent thousands on specific agreements for my operations (management agreement and lease agreement specifically). This has protected me throughout the years. 

LLC is a great protection as well.

Can anyone point me to the actual laws that describe what I'm legally obligated to do as the landlord?  Does anyone have any advice on how to handle this situation?  

Recommendation #1: Have a lease written specifically for you and your business needs. Not all lease agreements are created equal; the free/cheap(er) leases found on the internet are generic and sometimes backs you into a corner when you have to enforce them. 

Recommendation #2: Speak to an attorney that understands tenant/landlord law. I've added clauses to my lease (for this very reason) whereas the lessee is responsible for two things should they wish to terminate;  1) a 60-day notice to move-out and 2) a termination fee equal to 1.5 months due at move-out

Recommendation #3: In the future, avoid payment in full in exchange for a discount. You could get into Fair Housing issues if you don't offer the same discount/terms to everybody who inquires. Give them the OPTION to pay in full, but don't reward this with a discount.
