@Dave Foster Would the total cost of 375k to build duplexes count towards covering the exchange since its greater than 175k?

@Dave Foster After rereading this, the only way to use 1031 funds towards constructions, is in a costly reverse 1031?

@Dave Foster Thanks for the information. We will be clearing around $70k in the 1031. In this scenario, can the land be bought for 40k and then use the additional money to start construction? Ie tear down of house, build slab etc, all within 1031 funds?

I would like to sell a property we own for $175k and use the proceeds in a 1031 to buy a lot with an abandoned house, tear it down, and build two duplexes values at 375k together. Is this possible to do within a traditional 1031? Also, If the lot was purchased before close of other property, could you “reverse 1031” into it?

I am wanting to use a self directed IRA to invest in some rentals. I currently am an investor in properties but have yet to use my IRA to do so. Currently, it is in a traditional IRA at Vanguard. Which company do you use for a self directed IRA? Is it possible to partner with someone who is using traditional money and financing and not retirement funds?

Which areas in Tampa do you focus on to cash flow? It seems a lot of the areas, prices are high comparable to rents you can achieve.

I live in Arkansas and have rental properties locally. However, I want to purchase a few rental properties in the Tampa area. My parents live there and would like to purchase homes around them. That being said, I wanted to know if anyone has recommendations for local realtors that are good with investors, as well as good property managers.

I was listening to a podcast a several months ago and Brandon mentioned a Texas based website that would help with reo and vacancy listings in your local area. The website would even send post cards for you. Does anyone know the name of it?
