So... I have spent most of my free time lately learning about wholesaling. I am currently focusing on the role of "bird dogging". If you're not familiar with the term, bird dogging is finding a motivated seller of a property, and passing it on to a buyer to close a deal without being further involved. The reason I am doing this is because I am 16 years old and can not yet legally get involved in any full deals. I am aware I need to be comfortable with my local market, know how to analyze a listing, and have knowledge on how to find these "motivated sellers". I am currently seeking someone who can help me put this into action, and give me any additional information I may need to know. I will be attending my local RE meeting next week to get in touch with some local investors. When I am there, should I not advertise to others that I am looking to be a bird dog? I am looking to get out there and get some experience under my belt, while earning some money, and networking with others. Anyone with proper knowledge; I would greatly appreciate if you reached out to me! Any advice helps. Thanks.

So I have been doing my research, and with my current situation and age, I have came to the conclusion that "wholesaling" will be my introductory method into real estate. Would bird dogging be a smart way to get started into wholesaling considering I have a year before I turn 18? I am also aware that I must be clearly aware of the laws I have to follow as a "bird dogger", and  100% follow them to a T. Appreciate any help, thanks for reading.

 Just beginner's thoughts I had in my head. I appreciate you making me aware of that. I still have a great deal of studying to do before anything.

I am currently in the learning stage about wholesaling. If I were to find a deal for a wholesale investor, and pass the sale to them for a cut of profit in return, would I be legally allowed to do this without an LLC or RE license? This would include me receiving phone calls from motivated sellers, putting post cards in people's mailboxes, information such as names and phone numbers on the cards, and looking into buy homes. The reason I am interested in this approach is my young age (16). Thank you for any help.

 By passing deals, what would an investor look to get out of me in a wholesale? Simply telling them about the cheap deals I find? And would I approach them as expecting a small cut in return, or doing it for the good of them and hope for a cut? Thank you for the reply to my question, greatly appreciated!

Hi! My name is Blake, I'm new here to the BiggerPockets community. I am 16 years old and currently in the process of building as much knowledge and skills necessary to succeed in the real estate market for when I turn 18 (Age required to sign anything). I am still attending high school, but will be graduating exactly one year early. With that being said, this will be my last year of high school. I plan on physically meeting with local, experienced, real estate agents in the hope of finding a good mentor. I was curious if I should stick to having a mentor and then obtaining a real estate license when I turn 18 or if there was a way to take a step forward into wholesaling homes through an agent and giving them a good sized cut of profit. I am aware this is a difficult process, many variables come with it, and I am not anywhere near prepared for this yet. But would this be legal to do? The wholesale deal would be found and lined up by me but carried out by an agent who would receive a good cut. I do not know much about this, as I've only been reading up on real estate for three days now. I am interested in the "wholesaling" idea because of the "little to no money down" idea. I planned on doing a few of these deals regardless of waiting to be 18 or not to help gain the skill of finding good deals, and overall real estate experience. Any advice is much appreciated.
