Bumping this back to life. I'm considering using a very reliable contractor that was referred to me by someone I trust. I still want to protect myself from liability. Within my Contractor Agreement I require insurance, but I am considering changing that section to act as a liability waiver and declaration of their own sole responsibility for all work being done on the property. Will this cover me?

@Ben Hudman I'm looking to find trustworthy and reliable contractors. Any recommendations? Mostly for flooring, drywall, paint, and a few others. Thoughts?

Following this thread too. I'm still learning on the different neighborhoods, but you can learn a lot from google streetview. You might also consider looking in some Abilene Facebook groups and seeing if there are people you could PM to ask specifics.

Hey @Daniel Eastman, glad to have you here. I'd recommend the bigger pockets podcast or the 12 houses to freedom podcast for getting more information on whether you want to jump into real estate. The value I see in my own investing is that while my retirement portfolio provides a reasonable return consistently, I can't access that money easily and it's a low risk low reward type of investment. With real estate, I'm able to get cash-flowing properties with low or no money down and am often times able to come out on top four or five digits with the great properties. If it would be helpful, I'm happy to talk with you on the phone and connect more personally to answer any questions (message me if that would be helpful). It'd be great to grab a drink next time I'm in Abilene.

For buying from wholesalers, how much % off retail should I be expecting? When I do this with vacant land it's 50% but my gut tells me 20%-40% for properties. Thoughts?
