Post: How to Close Seller Finance

I'm looking at a seller-financed deal and am trying to determine how to get the property under contract for an inspection period and, subsequently, how to close. Specifically:

  • - Should I use the state RE commission contract to get under contract or is there a more effective way to get under contract? Can I connect seller and I with title company to have the title company attorneys write up the documentation to ensure accuracy and enforceability? 
  • - When closing, will title company instantiate all documents or will I need to get someone else involved? 

Does anyone have experience with this? Any guidance is appreciated.

My wife and I are planning a month-long vacation in France and I expect to need to close on a few properties while I'm there. Does anyone have experience with this? I'm a US citizen and close on properties very simply in the states (mostly remote closes since I BRRRR remotely).

I usually get the documents emailed, print out, sign with notary, and FedEx them back same day. I assume my main challenges will be 1) notary process and 2) timing. I can manage the timing by getting the documents early but am aware the notary process could present a hiccup. Can anyone advise on the process for remote closes on US property while out of country? Any other challenges you foresee for which I should prepare?

@Dave Kay That will depend on property, amenities nearby, and how far away we're talking. But I don't know that you should care so much about how much rent will drop with distance. A better metric is going to be rent-to-price ratio, which will give you a measure of whether you're going to be able to cashflow. In general, Austin is not a cashflow market. But, since you're househacking, you need to get some idea for how much a room will rent for in your area. I recommend looking at active rent listings (Zillow, etc.) and, an even more representative approach, join some FB groups in the area for 'roommates' or 'room for rent' or 'roommate finder' or similar and see what kind of prices you're looking at. I started out house-hacking in Austin. I wouldn't go with a 6 bed house, I'd target a 4 bed 2/2.5/3 bath house closer to the city. you'll get better rent and appreciation. My favorite remaining areas to invest in Austin are Wells Branch, Parmer & McNeil area (Apple building a $1B facility), and 78724 zip code.

I'm about 4 hours away. I do everything remotely. I found that once I moved out of the market I lived in, I could pick the market that was best for the numbers I wanted. PM me if you want to talk.
