Yes i am interested in finding out rehab estimates in the lost Angeles east la area. The property is a full rehab project that needs new flooring/roof/paint/landscape/siding / and heating. This is for a wholesale so i just asking how can i find the estimates with out coming to the property since i do not own it. Should you have your cma before you meet with the seller, so that you have all lined up for whenyou talk to your buyers? All or any information will be greatly appreciated.

Thank you bp family!

I'd like to gain a handful of information regarding what to do before my license arrive.

Here are a few things on my schedule

When you as an new agent have nothing to do

• Be active & be engaged in the markert

• Go out and look at the home's in your market place.

• Go to the model home's and talk to the new sales rep

• Get a feeling get engaged and connected with your local market

just the action of putting yourself out there is going to help bring that business to you.

What are other important things i can be doing to market myself and become familiar with my market.

My goal is Studio City California at the studio city Keller Williams luxury location so I will be working in a higher-priced market. Thank you

Has anyone tried taking the ca Realty training courses in Los Angeles with Keller Williams trainers. If so is it worth the $400 to get the three months worth of courses and is it more of a exam prep course or a brokerage education course? Also looking into brokerages that offer valuable training for new salesperson's, and would like to know your opinions and suggestions on the ones you heard of or been to

@Tahra Wright haha excellent, and very helpful!!

It's actually being auctioned off on the feb 28. So depending on the strategy i decided on, will determine what calculator i use? Or would you suggest i use both the brrrr calculator and the rental property cal.

Just to have two estimates.

How would i go about determine what all the other costs are that need to be paid as a result of the auction?

What are some of the usual cost at auction's?

Also can i just contact a local real estate agent to maybe gain access to the property before the date of the auction?

I'm looking at this as a possible first investment, and even if i don't get the property, I'll gain the experience of trying to acquire an REO. And be prepared for the next deal i find👍

@Tahra Wright the arv and roi the property is 300,000 but I'm sure I'll have to bid a bit higher because of the location of property. I'm really looking to get it as a rental property. I stopped looking at hard money loans, and started looking in to partnerships.

I would like to buy, rehab, refinance, rent, and repeat. Would be my first exit strategy.

My second exit strategy would be to flip the property at market value.

Third would be to buy and hold.

I'm new to investing and eager to learn and get involved but in order to get involved I have to get the numbers correct and analyzing foreclosures this something I'm not too familiar with

Hello BiggerPockets community I was wondering how I can analyze a foreclosure property with comparables in the area it's quite complicated because you do not get as much information as you do with non foreclosures.

I'd also like to know what would be the best option to finding a loan for foreclosures with low credit thank you dearly to everyone who reads this and answers hope you guys have a blessed day
