Thank you all for the help, I appreciate the advice!! 

I knew that an investor wouldn’t want a part of this. I found the deal because it was sitting on Facebook market place for awhile (as silly as that sounds). Comps in the park for a home similar to this one are much higher than the asking price. I found that the problem they’re having is the don’t know how to market it properly. My plan is to get the property under contract, use my network to market it properly and sell it for a higher price to someone that has the intention of living in it.

So I have a seller who owns a Mobile home in a park. We’re planning on meeting next week to sign the assignable purchase agreement. This is my first time doing a deal involving a park. I know the state views the mobile homes as vehicles, so will the closing process be different once I find a buyer?
