Thanks to all for contributing to this thread and asking great questions! I'm not totally there yet with my understanding but I'm excited to get started. Thanks again Brian Eastman for helping me set up my SDIRA! My work with Kingdom Trust has been hassle-free and I love that. I will be using my SDIRA in real estate deals real soon. The big question for me is to understand when it makes sense to use leverage via a non-recourse loan(s) given my situation. I'm 59 1/2 so maximum cash flow will be increasingly important in the coming years. I have typically invested conservatively anyway using 30+% down so that I own the properties free and clear sooner in the equasiation. I know that this has cost me in terms of total return but I started a little late in the game as opposed to those young smart guys using the "BRRR" method. Thanks again Brian and Daniel for your insights. I'd love to keep learning more! I owe you both a beer (too bad I don't drink). :)

I don't live in Saint Louis but I'm looking to invest there. Experience has taught me that when investing out of state, I need a competent and trustworthy team to succeed. Specifically, I'm looking for a property management company who comes highly recommended, is responsive, professional in every way, and a real estate agent who can help me find specific types of income producing properties. References are a must and I will check them before hiring anyone. I'm hoping I find someone I can stick with, be loyal too, someone who will initially help me put together a portfolio of about 8 single family properties in safe areas that aren't war zones in the greater Saint Louis area (including suburbs). Some purchases may require traditional financing depending upon the circumstances, but most will be cash purchases. I currently own properties in Mesa AZ, Memphis TN, and in Orem UT.  Let's talk!

Kenneth, thanks so much. What is "UBIT" tax? What does the acronym "UBIT" stand for and how is it calculated?

Very helpful Brian. Another question if I may? I've have not had any experience with non-recourse loans. Are they typically given at a higher rate than a typical investor loan on a non-occupied property? And how is the tax in a leveraged situation calculated? Anyway, thanks for the advice. I will look further into this.

I own rental properties in Mesa AZ, Las Vegas NV and Memphis TN -- all purchased with the traditional loan (typically 20% down) and they are are moving along nicely in terms of their overall returns. The properties in Mesa are now fully paid off and the Memphis properties should be fully paid off in 2 years giving me a nice little income stream into my retirement which is only a couple years away. So here's the big question; has anyone tried purchasing properties with their self-directed IRA? I'm aware that there are restrictions such as; you can't take depreciation and the properties must be paid for in full and owned free and clear (no loans) and that my IRA is the "owner" of the property not me personally but I own the IRA. There are other restrictions of course but I wonder if any of you have tried this and had success?
