Hi everyone,

Trying to get a ballpark on the average Sqft per unit for a duplex. Trying to get a good idea for comps as well as possibly converting single-family into a duplex.

@Joshua Janus thanks for insight. Very helpful. Do you think there is more leg work using your approach over PropStream? I’m totally fine with putting in the work but also trying to maximize time as I have a W2 so that takes up some bandwidth too.

I'm looking into software for hunting down a few properties. I have been looking at PropStream but I wanted to get some feedback on if the platform is the best or if there are better options out there? Also, any other hunting ideas would be appreciated too.

Hey Everyone,

I'm looking to sign up for one of the upcoming boot camps. I'm weighing up which one would be better. I like the idea of short-term rentals but my time bandwith with my W2 is a little tight. I'm also looking at Duplex/Quadplex long-term rentals. 
So my questions are: 

  1. 1)Are STR's a huge amount of work to manage and would I be able to pull off STR if I have an emergency during working hours?
  2. 2)Is the Rookie Bootcamp geared towards long-term investing and will it give the right tools for my first investment venture (I have read a couple of BP books already. 

Cashflow is what I'm looking for so I can continue to scale more to deals and move towards investing as a primary income stream.
